The Presidential Community - East Orange

Tucked into one of East Orange’s most established pockets, the Presidential Tract offers the kind of neighborhood people tend to remember once they have driven through it. The streets feel settled. The homes have history. The yards still matter. And the location quietly checks a lot of boxes without trying too hard.

There are roughly 870 homes built largely during Orange’s late-1950s and early-1960s suburban expansion by approximately 7-8 builders. There is a newer part of the development which include 4 cul-de-sacs off of the east side of Garfield which were converted from Orange Groves in the early 1970's.

Some of the Presidential neighborhood rests on concrete slab foundations, while others built by the same builder have raised foundations.  The neighborhood is primarily known for its single-family ranch-style homes, usable lots, mature landscaping, and easy everyday convenience. The average lot size in the community is right around 6,000 square feet, and depending upon where the home is located in the community, it can be a bit larger.  These lots give their owners the space that has become increasingly difficult to find in newer Orange County communities. For others, it means a garden, an outdoor dining area, a future addition, ADU, or simply enough backyard for the kids, pets, and weekend life to unfold naturally.

Part of the neighborhood’s appeal is its location near Villa Park, Handy Park, Santiago Creek Trail, highly sought after local schools, convenient shopping, plenty of local dining options, and major commuter routes. It feels connected without feeling overly busy — close to the things people need, yet still residential enough to feel like home at the end of the day.  Many neighbors comment on how close it is to Angels Stadium, the Honda Center, and the New Vibe which is expected to open in late 2026.  Oh...  and Disneyland is a 15 minute drive down Katella!
